These Terms of Service govern your access to and use of SewaNow (sewanow.com) and related services operated by Harjosukarto Morsed Sewa Solutions (Registration No. 202503127940 (MA0331206-D)) (“SewaNow”, “we”, “us”).

By accessing or using SewaNow, you agree to these terms. If you do not agree, you must not use the platform.

SewaNow operates as an intermediary rental platform. We facilitate room discovery, online booking, payment processing, and invoice services between tenants and independent property agents or owners.

SewaNow does not own, let, or manage any property listed on the platform. We are not a party to your tenancy agreement. Move-in arrangements, house rules, property condition, and tenancy terms are matters between you and the property agent or owner.

You must provide accurate registration information, including your name, email address, and phone number where required. You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account.

You must notify us promptly of any unauthorised access to your account. SewaNow may suspend or terminate accounts that provide false information or violate these terms.

Room listings on SewaNow are created and managed by registered property agents through our admin portal. Agents and property owners are responsible for the accuracy of listing content, including pricing, availability, photographs, and property descriptions.

SewaNow does not guarantee that any listing is complete, current, or free from error. Tenants should review listing details and, where practicable, inspect the property before committing to a booking.

When you submit a booking through SewaNow, you make an offer subject to the fees and terms displayed at the time of booking. A booking does not create a tenancy until it is approved by the relevant property agent and any required payments are confirmed through the platform.

Booking fees, security deposits, recurring rent, and other platform charges are subject to the fee summary shown in your account. Cancellation and refund treatment depends on booking status and applicable property policies, as reflected in the platform at the time of your transaction.

Platform payments are processed through Billplz, a third-party payment service. By completing a payment, you also agree to Billplz's applicable terms where relevant.

You must pay only through invoices issued in your SewaNow account. SewaNow will not request payment via personal bank transfer, messaging apps, or other channels outside the platform. If you receive payment instructions that do not match an invoice in your account, contact us before paying.

Eligible payments may be submitted to LHDN MyInvois for e-invoicing. E-invoice status and verification links are provided in your account when available.

You must not:

• Use SewaNow for unlawful, misleading, or fraudulent purposes.
• Post false information or impersonate another person or entity.
• Attempt to gain unauthorised access to the platform, other accounts, or our systems.
• Scrape, copy, or reverse engineer platform content or software except as permitted by law.
• Interfere with the proper operation of the platform or payment flows.

To the fullest extent permitted by applicable law, SewaNow is not liable for the acts or omissions of property agents, owners, tenants, or third-party service providers — including Billplz and payment networks.

We do not warrant uninterrupted or error-free operation of the platform. SewaNow shall not be liable for indirect, incidental, special, consequential, or punitive damages, or for loss of profits, data, or goodwill arising from your use of the platform or any rental arrangement facilitated through it.

Nothing in these terms excludes liability that cannot be excluded under Malaysian law.
